The Town of Acton MA was interested in identifying the parcels that did not conform to the zoning requirements. The project had several sets of criteria including lot sizes, existence of a building, and very detailed frontage and lot type exceptions for each zone. Using the available data we performed a series of analyses in ArcGIS to produce the output identifying the non-conforming lots. In 2020 Acton needed us to perform the analyses a second time, this time identifying lots that exceeded the zoning requirements. Since we had already created the workflow it was easy to update it to change the criteria and produce updated maps.
This project is a classic example of spatial analysis, combining multiple data layers with regulatory parameters to identify the areas of interest.
